The bank took 5 months to close.  

We closed on 9/12 and just listing now, so a little longer than I like.

Call me on the wood floors, I don't know where we get them.  I think Pucketts flooring in Tempe.  

We are in the new office now, you should stop by this week.  

Here is the latest flip I completed.  This was a short sale bought for 175K and I plan to list today for $265K.  This was just a cosmetic remodel and the yard needed a lot of work.  I have not added up yet, but total remodel was probably $35K.  Profit numbers are below.

There are new startup companies coming out that will try to buy and sell without the use of the MLS, but even they are leveraging the use of local real estate experts. The Realtor association is a beast and will take some time before traditional homeowners are comfortable selling without an agent.

@Dan Bee - If subject to is considered "financing" then I would probably buy tax liens.  

Per MLS data, here are the hottest zip codes and top flips from last month in Las Vegas. Anything above 80 for contract ratio is typically considered a hotter market. For those buying MLS properties, is this what you are seeing as well?  Are you doing much better with off market/auction properties?  

@Pedro Oliva Yes, there is room.  Think differently!  Do something different to get your leads vs. the normal bandit signs and direct mailings.  Good luck!

@Daniel Elbe Great advice from the two previous posters.  Just comp it as a 2/1 or as a 3/2 if you adding on sq.footage.  I would not compare 2 beds to 3 bed homes.  Too much of a price differential.  Good luck!
