I would look at similar flips in the area and see if they are replacing them.  $1500 some reasonable pricing though.

We also found we saturated the market and decided to scale back and focus on Arizona and Las Vegas. We are trying a private model now to where we only give access to 15-20 investors in Phoenix. People can still sign up for free to view Tucson and Vegas, but Vegas is going through some updates now. Our software is focused on making a investor type MLS and being transparent with comps. I can't speak for the Privy Software platform, but it looks professionally done and looks user friendly.

I agree with @Albert Hasson 

 - I'm bullish on Phoenix market this year.  Inventory remained steady this year, so I'm hoping for the yearly spring pickup, which we did not have last year due to the large increase in inventory.

I assume by moving to AZ, your thinking Phoenix area.  I don't know the exact number but there are over 30,000 agents working Phoenix and the surrounding areas.  Getting your license is fairly easy here, about 90 class room hours and a test.  Hence all the agents.  The barrier to entry is very low.  I would still become an agent because its likely your own good education in learning real estate law and practices.  

Being only 19 you will have a very difficult time representing buyers or sellers for a few reasons that I won't go into because they are covered above.  Your best bet is get on a team with real investors and start doing grunt work or get on a traditional real estate team and do grunt work.  Real Estate is a very hard business to break into, most fail within their first year and most do not get their first commission check for 8-12 months.  

I would think very hard about your decision, leaving a college education behind to go after Real Estate is a HUGE RISK.  I don't know many people who regret getting their college education, but I know a ton of people who regret not getting it.  Think hard before you make the move...I wish you luck either way.

NAR is also loosening their rules allowing brokerages now to have sites where they can display closed data without requiring users to fill in their contact info. I started a forum post on it, but it got very little traction. It is a pretty big step allowing agents/brokerages to compete with Zillow and Trulia.

You will probably want at least two companies setup, one for your rentals and one for your flipping/wholesaling business.  I would recommend sitting down with a Tax Attorney.

@Account Closed The fastest way is to pick a real estate strategy you enjoy doing, focus on that, and work your butt off.  It is important you pick something you enjoy otherwise it will become work and you'll burn out.  Lots of beginners give up on one strategy and switch to another, then another, then another because they are chasing the money versus building a business.  You need to focus.
