Hi Matt, there are a number of investor groups that meet up monthly in the Greensburg, North Huntingdon, Latrobe areas.  I run one the first Tuesday of each month at the Kings on route 30.  Feel free to message me and I can give you details on all the groups that are around.

Podio is great and very inexpensive

 Yes, RightSignature is widely accepted as well.  I just save off the PDF and send it to the title company.  There's no difference. 

 I use Podio.  It's $14 bucks a month per "employee" if you are using the Pro version (which I suggest), and it is highly customizable and great in building in automation.

Docusign is a good tool to have.  Personally, we use RightSignature because it's cheaper and integrates directly with our CRM, but having the option to electronically sign will definitely save you time especially if you're doing a lot of deals.

How far behind are they on their payments?  Is the bank aware of their situation?

I'd have them put me in direct contact with the bank and try to negotiate a short payoff.  You will need the account information and last 4 of their social for the bank to even talk to you.  This can be a frustrating process trying to actually talk to people that matter at the bank, depending on how big it is.
