Step 1 - Took the day off from work (you know ; the kind of work where you actually report to bosses ; yuck ! )

Step 2 - Since its 6:47 AM and my friends in the community probably won't be happy with me begging them to drain their bank accounts before they wake ; I'm making a craigslist post seeking my needs.

I've got a fun challenge for myself and a short time to complete it. This post is simply for your enjoyment ; for you to follow and see if I can win my challenge.

CHALLENGE : Finding private money: 200k in 24 hours paying interest only (15%) / no points

Who thinks I can meet my challenge ? Who thinks I'll fail miserably ? (It's ok haters ; I won't get mad lol) . Let's hear from you!

Backstory : I found 2 great ROI deals that have to be signed by tomorrow morning or I lose the deals. With all my money tied up waiting for Grandma and Grandpa Fannie May and Freddie Mack to finish a couple refi's before they croak (4 month process so far) ; I have to hustle if I want these deals. Like any saavy investor ; I set my terms and won't settle. My terms are being willing to pay 15% interest with NO points ; but will back the money borrowed with equity from these and other owned properties. Both deals are around 100k and require quick cash so no time to talk with lenders.

Sooooooo;

For you glass half empty guys and gals ; will I fall flat on my face ?

Oh ; and to raise the level of difficulty of completion ; I have never done this before - but don't let that fool u thinking my lack of knowledge will cause me to fail ; I'm a hustler :)

Thanks for the advice. I'm not willing to pay points since the money will be for 2 rentals that generate a return over the long hail vs flips that produce the cheddar quickly.

I'm going to try to raise it on my own ; hustler style as I'm only willing to pay interest but will back it with equity what these and other properties.

I've got 24 hours to raise over 200k w/o points; no big deal eh ? lol

Hypothetically if I needed $120k for 1 month and borrowed at 10% 

Would my out of pocket be $12000/yr or $1000 for 1 month ? Are there any other fees?

I need some saavy investors to give me a few outside the box strategies for obtaining accurate home values when working property leads. I have MLS access but don't trust my judgments. Actual appraisals are too costly if you are working multiple leads per month (both financially and time wise) and as we all know ; judging a value wrong can kill a deal and hault business growth in its tracks.

@Bill Gulley 

What do I need to do with the LLC to ensure that neither my partner or I could ever dissolve the partnership and walk away with any of the properties. I want to be fair if someone wants out ; just want other terms (buyout etc) My goal is to build the business and my concern is I wont handle executing the llc properly.
