Good evening everyone !

I received my real estate license today and was given my first open house by another realtor in our firm to be held Sunday ; 2 days from now.

It also happens to be a 5000 sq ft $400,000 property which is upper end for the Midwest.

Need advice on what to do to host the open house and to help market myself at the open house ?

What's the step by step process on finding and making low offers on REOs ?

I'm assuming your referring to off market deals owned by local banks yet to hit MLS ?

For the few 2 years of my business my business partner (my mother and law) and I have always been 50/50 partners. My Wife has been helping quite a bit with paper work and other aspects of the business and my mother in law wants her as an owner on the operating agreement.

Is it right and fair for my Wife and I to be 50% ownership since we are one in the same and mother in law to be 50% or should we all be 1/3rd ?

(No comments regarding keeping business in the family please)

1 - Sinks up to my bank account and tracks all expenses as well as rental income coming in from this same bank account

2 - Allows renters to pay through the software for their rent including late fees

3 - Provides reporting for tax purposes

although I don't know squat about commercial loans 

I'll echo Shane's recommendation of Brian from Relianz at 21st and Ridge.

Doing a bunch of loans with him right now and has blown my expectations out of the water.

His goal is truly to try to find a way to get his clients as close to possible of what the client is seeking. He truly tries to "find a way" .

Are you saying you make their payments for 3-4 months on their behalf to get their current credit back on the right track before purchasing from the bank ?

Or are you saying you essentially take over their mortgage as the beneficiary ? If this is the case are you allowed to sell the property any time you would like and/or buy the property any time you like In your name through s traditional purchase/closing ?

Does anyone have a list of options they offer current homeowners facing foreclosure for obtaining their redemption rights ?

My goal is to obtain a list of options to offer that accounts for most all "motivators" and "heartburns" that would help convince homeowners to move on.

I am looking for the most knowledgeable title company and specific employee contact name/number in regards to Kansas foreclosure law and liens. If anyone here purchases at sheriff sales or in pre-foreclosure ; Id love to hear what title company you use.
