I am a real estate agent and also an expirenced Flipper. Our most recent flip was purchased for 226k (plus 9500 in seller concession) with 31k rehab costs that sold for 308 with no seller concession (7% more than any house that had ever sold in the neighborhood).

We are also doing some really innovative stuff with videos and marketing for our sales (my last buyers husband bought the house without the wife ever setting  foot in the house until after closing)

Im looking for a good HELOC lender. I have a home thats valued at 380K and I owe 274K. I would really like a LTV of about 90% but could settle for 85%. Any recommendations?

I have a mortgage that i owe about 210k on with a current appraised value of 300k. Im looking for a HELOC that will let me go somewhere in the 85% ltv range. I would potentially consider an 80% ltv but would ideally be higher. Need the cash to pay off the financed remodel on my credit cards.

My home is worth about 280,000, mortgage is at 211000.

Im looking into options to get some equity out and wanted opinions as well as recommendations on lenders. Home is in Florida. I was thinking about doing a refi to get rid of my MIP and then find a lender that will do a HELOC up to 90% (or more) any recommendations on lenders who do HELOCS at those percentages?

Also interested in potentially just doing a cash out refinance (not getting rid of MIP) if I can find one that will go to 90% or more LTV.

Post: Clearing code enforcement lien?

I'm Buying an REO in Pinellas county, FL. The property has a lien on it from county code enforcement from 2012 at $250/day. The bank has supposedly hired an attorney to negotiate and clear the lien but apparently he is too busy to work on it. Is it worth me reaching out to pinellas county code enforcement my self and see what the deal is? Has any one had any luck with pinellas and getting these things negotiated down? The issue has been fixed for over a year I'm just told the bank never cleared it off the lien.

the bank said they were paying the fine for the lien.

I wasn't told the exact details of the lien, just that it was a municipal lien. Correct the code violation was fixed  (I presume) based on the limited information I had received on the lien.

We are in the process of buying a home In Pinellas county, FL and after our file Cleared understanding we heard back that there is a municipal lien on the property. The issues were fixed by the bank earlier in the year but from what I'm being told the lien was never removed. Does anyone have any advice / experience with this? Time it usually takes an attorney go negotiate the lien fees?
