What Kind or loan to value ratios can you guys work with rental properties?

Well more than anything, I’d like to use the estimated gross rents to help qualify for the loans debt ratios ( that’s why non conventional) I’ve never had a Dti ratio looked at when flipping. I try to carry a lot of deductions and it lowers my agi.

I’m looking to buy some rentals.

I’ve flipped a number of homes using hard money but want something long term.

What are the best options? I'd prefer non conventional lenders and/or high LTV options

Having nothing but problems getting qualified high enough for what we are looking for conventionally because of writeoffs. Looking for a good bank statement lender. Please drop your info or send me info on your programs!

Also wanted to mention this is for primary residence 

Any lenders here in Florida that will do a 100% LTV HELOC/Refinance with a 50% DTI ?

I thought so as well but not having much luck getting a heloc that will meet what i need. So far the closest thing I can find is a 2nd mortgage 15 year, 45% DTI and 100% LTV

A couple days ago I posted a question about HELOCS but I am thinking a 2nd mortgage might be a better route.

Does anyone know of any lender in FL that will do a 2nd mortgage at 90/100% LTV with a 50% debt ratio?
