Good morning, 

Florida Architect and land developer here. Sounds like you have a fun little project. Most of the time in Florida (depending on location) geotech reports are not done for single or two story buildings. Most residential construction (in Florida) is done with slab on grade or a stem wall system. That being said I agree with Nicola, reach out to the owner of the other duplexes and see if they have any reports available, it never hurts to ask. You wont have to worry about slope here in Florida. As for the proforma, construction costs vary based on location, availability to materials and workforce. Reach out to a local contractor with your basic plan and elevations and ask how much per square foot and timeline they currently have. To save time you can take pictures of the other duplexes and get the interior photos from the listing. The contractor should be able to give you a rough sf cost. Once you have the cost to build, your assumed cost of land, financing terms (monthly payment), and local rent. You can reverse engineer the equation to see if your land is priced right. 

Reaching out to the neighbors may also be harmful because they may not know this parcel is for sale and since they have other duplexes they may be interested in this land. Or the neighboring duplex owner may also own this land, then ask yourself "why are they selling this piece rather than building on it themselves." In the current land market I can almost guarantee this parcel is over priced.

Welcome to the league! I also grew up in Punta Gorda, Go Tarps! Feel free to reach out with any questions. 

Once I left PG I pursued a career in architecture for many years. As a licensed architect I have seen many sides of development. In 2020 I left (kinda) architecture where I am now an active investor and developer, with a primary focus on residential communities and commercial office buildings. This year I will be opening a brokerage. All of that to say, I have seen a few things and would be willing to connect. 

I currently have a great opportunity for new agents in the SW Florida markets that are interested in investments and development.

There are a couple meetups that I like to attend. One is put on by Francis Nasser and another put on by Khaled Morad. Together we meetup between 2-3 times a month. There is actually a meetup tonight 8/8. Good people meeting up to talk real estate stories and not trying to sell you any programs.

 Thanks Eric! We are getting the correct things in place to start releasing videos. Outside of the basic introduction to Land Development are there any specifics you are looking to learn about?

Thank you Jay! It is definitely a long term play/gamble but after 40 years of doing this and surviving three recessions you learn a couple of things along the way. At least that is what my mentor tells me, haha. I personally have only been developing for about a year and a half, architecture for about 10 years.

Good evening BP community,

I am reaching out to see who is watching who? What youtube channels should I be watching with a focus on land development and/or architecture. I am a lifelong student always looking to learn more.

That being said, I would also like to judge the interest of this community for starting a channel with a focus on the above. I am a Florida licensed architect having designed millions of square feet including museums and convention centers. As for land development I am working with my now mentor who has over 40 years of real estate developing experience and roughly 2,000 acres under contract for development right now. This post also serves as a way for me to convince him to jump into the youtube community.

What do you say, would you subscribe to a youtube channel like that?
