Let me know if you looking for an architect in the Tampa (Florida) area. I work on residential and small to medium commercial projects. 

Land may pop up from time to time but a lot of the investors I work with tear down and build new with a higher density.

You can also look this information up online. It is public record through the City of Tampa building department. Do a building permit search.

We have enough deals coming to us through the land owners that we do not need to involve wholesalers or realtors most of the time. This allows the landowner to receive "top dollar" for their land without paying any commissions or assignment fees. In the commercial world of land sales (even if it is for a residential subdivision) emotions do not play any part. If the numbers work, we hit our target profit percentage and have the time needed to perform all studies and engineering then we have a deal. All numbers are transparent with the seller ensuring "top dollar." Now all this depends on the questions i asked in first comment. 

And wholesalers/realtor rarely have the deals. lol

Sorry, we do not work with wholesalers and only a select few agents that have been in this market their entire life. The company I partner with has been in business for 40 years and we work directly with the landowners throughout the entire state.

I have been developing land for the past couple years and work with a lot of the national builders in FL. 

How many acres? Does it have city water/sewer at the site? if not how far away is it? do you have any wetlands? has an environmental phase 1 been completed? What is the current zoning? what is the future land use? Will it have to go through a rezone? How many units? 

These are all good questions you need to answer or DM me. If this fits our criteria, then lets strike a deal.

I currently have 6 ongoing residential renovations/additions and I agree with Kristina. If you are adding, removing, moving fixtures you will need a permit set to submit to your local jurisdiction (City of Tampa). I operate a small architecture firm here in Tampa so feel free to reach out after you speak to contractors and have a good idea of the cost.

Part of my architecture practice we provide parcel evaluation. Whether that be the current condition of the property, tear-down, or highest and best use based on the current zoning.
