What's the benefit for the seller to sell via a off market vehicle? Wouldn't they get greater return by the exposure they get from the MLS?

I'm not quite ready for it but would like to prepare myself to purchase a multi family property in 24-36 months. Can you guys suggests some books that would be helpful and assist in preparing how I go about the search lending, etc.? I'd like to ready when opportunity strikes. I enjoy and figure this would help me discover I should be looking or asking for. Thank you.

Just a thought. Create your spreadsheet where you can have plug and play fields. Create a cell that will house interest rate, property management %, insurance %, etc. and that way you can easily just change a couple numbers and have your analysis dynamic. That will give you the opportunity to compare different scenarios.

Thank you for your responses. What would your strategies be for investing in Raleigh? Because I would be investing in out of state, I don't know that I can rehab and be comfortable with it. Or do you think it's just not the right time?

I'm also looking into Charlotte to compare cash flow potential. What can I saw, I have a soft spot for NC.

Does anyone invest in Raleigh? I'm trying to get a better understanding of North vs South Raleigh. 1) what impact will the new builds in Cary/Apex have on Garner? 2) has it become increasingly difficult to cash flow in north Raleigh on day 1? Even margins in Garner seem right but a bit more doable. 3) recommendations on property management groups in the area? Any other perspective would be welcomed. Thanks!
