I totally agree with Andrew Wong Engineers get paid pretty well starting out. It's easy to get complacent with that decent starting salary and healthy mid career money. One starts to wander at that point and dabble in other things such as children or rei.

Remember the origination fees and appraisal cost etc. these can be a thousand. It's a lukewarm loan for 10k.

Calculate your return on equity which is how much deployable money if you sold (sold price minus expenses like commissions minus mortgage). If your in the 2nd half of your mortgage then you will be having much more of your payment going to the principal but your return on equity will suffer. Remember if your return of equity is less than 10% your better off in the god forsaken stock market.

Mehran K. I was looking at portfolio loans and seeing 30 year amortization but a couple options 1) 30 year fix at 7.5% 2) 10year at 5.5% Seems like more savvy investors would take the arm since they have less risk averse and have the ability to pay off their loans if the rate gets to crazy. What are your thoughts? And has anyone tried Lima Capital?

Fannied means that you are over your max Fannie loans.
