Can any recommend a good property management company or have any feedback on these property management companies for B-A- properties?

1) PARC - part of large turn key model

2) BHB Management -Small company

3) Real Property Management Indianapolis Edge - Rated well on Yelp (If their customers like them they will have time for you the owner)

4) Axiom Property Management/Discover Properties

To offer some value to those helpful I typically have tried to get PM with smaller Boutique outfits. Large companies have great systems (dedicated lease up staff with collared shirts and slacks) and economies of scale but also they need to pay their upper management so I don't see all the savings coming back to you the owner. Also if a business is using Apfolio or some equivalent then they are using the best technology and the field is level - this is not the 1990s where you needed to pay a lot for a custom IT solution.

Why go with a small guy? I like to be able to get input from my PM on the status of my property and the story - a big company will be like IDK which of my 100s of properties are we talking about? The drawbacks of a small company is the lack of stability where a PM company can be a fly by night or doing shady things with contractors that would normally not happen in a big company with management oversight - with people just "working there". Therefore its a risk to find a good small company but you get better results.

If you are a fan of optimal leverage I would not pay down mortgages... that would lower your return on equity.

Look at making the seller or your replacement properties make improvements and increase the purchase price by that amount but make sure it makes sense from an ROI prospective and your property needs to appraise for the higher price if your trying to get a loan. Does anyone know if you can increase the prepaids?

If you have exhausted all options I would just pay the taxes on the boot and just be grateful that you were able to able to tax defer the lions share.

I was trying to go for a small group where everyone is actively engaged. Maybe at a restaurant where everyone can sit at one table (less than 8). @Troy Fisher I hear you loud and clear. PM me if you are interested.

@Zach SchwarzmillerPM me you email if you are interested. Aside for you Multi experience I know your actually active in buy and holds so you would be a good addition. Would be great to restart our previous debate on how Multi Unit Financing is a Buzzkill because of the 30%+ down payments needed.

Thanks @Troy Fisher @Julian Buick however I am not interested in meeting with wholesalers, property managers, and rehabbers -well I am but not for this meetup. Just wanted it to be a bit of a mastermind with just a focused few of buy-and-hold investors.

The Internet and avalibilty of information has made it easier for the majority of the population to become aware of trends. I think the impact will be less peak/valley market cycles. I don't know if this applies to RE but these days the latest gadget does not stick around that long.

One thought I have about BP is that although RE is a powerful mechanism to build wealth that it's widespread popularity can make some who should not be In RE try and fail and go two steps backwards. If you are not savvy enough to network and learn about RE without wonderful the BP guide to ... then maybe you are not worthy to take on leverage and upkeep the housing that others rely on.
