Please do not post these "golden rule" advice without backing it up with facts. I get sick and tired reading these kinda of things.

All, run the numbers and think for yourself. In this case if you are able to beat the stock market even after taking a tax hit for early withdrawal (15-35%) then your better off using the 401k.

I checked into my local credit union on how the HELOC rates were going and they are now offering (on owner occupied) 100% LTV at 5.25% which is up from 90% a year ago... the 80%LTV is at 3.25%.

Is anyone using these crazy HELOCs as downpayments for bank loans or using the HELOC as the entire financing on its own? These are pretty comparable to the best Fannie rates you can get on non-owner occupied which is 5% +/-0.5% without origination fees.

Rob Cee My theory is that you never hear from the out of state investors is because they are passive they are off doing better things than lurking on the forums. They are drinking margaritas or kombucha on the beach of that sort.

Hypothetically I am your buyer who is interested in buying your turn key because I am not from the area and I have no idea what the rents are. It would make sense to list a rent range.
