The principal broker license allows you to do both. However, you need three years as a broker first in order to obtain that higher level license, during which time you'll have to hang your license with a principal broker.

Good question for a mortgage broker, but generally it's as simple as occupying the property the majority of a calendar year. You'll also need to move in within 60 days of closing.
