Hey everyone! I’m building a short-term rental support business and wanted to get some feedback directly from hosts.

Do you prefer working with a cohost (guest communication, calendar management, cleaning coordination, restocking, etc.) or a traditional property manager (full-service including leasing, maintenance coordination, rent collection, etc.)?

If you’ve worked with both, what did you like or dislike about each model?

Appreciate any insights from the community, especially fellow hosts or managers!

I know not all wholesalers or flippers do this, but I would really like to solve others problems and I would like that to align with our benefit. So, I have questions about helping the clients with their pain points:

If you do, how do you help families relocate after buying their property? Should I have an in-house real estate agent?

I’ve been digesting real estate for a while now, but I’ve never done a deal. I’ve always talked about it, read about it and listened to it, but I haven’t done one yet. Now, my “obsession” has got me into a situation where I’m not sure if I’m completely ready to handle the responsibility. So, I’ve come here for advice.

I have someone I’m close to giving me access to $40k to make a flip happen. I know the process of a flip and ways where I don’t have to use all $40k, but I guess I’m curious as to how some of you would go about making a deal happen.

I’ll share a couple of my thoughts:

1) Contact a wholesaler, get that property using hard money, do my due diligence, rehab, flip. (Not in full detail of course)

2) Tag team with an experienced investor on a flip. 

There’s more thoughts I’ve had, but I want to leave room for different ideas.

The units can be rented for $550-$600 which is decent for Missouri. It's possible to convert it into a 5 bedroom as well. The area is almost crime free and literally right around the corner from the county courthouse.

@Account Closed I talked him down from $15k. The seller inherited it and  they don't want to deal with the high repair costs.
