Post: Need Help with First Wholesaling Deal

Hello, I've recently come across a triplex in a great neighborhood, right around the corner from a courthouse, with comps that are at $140,000. The seller is willing to let the property go for $10k if I can close in seven days. The triplex needs about $90k in repairs, but it's ARV is estimated to be around $140k. I was wondering if any experts think this is a good deal, and have any advice for me since this would technically be my very first time doing this and getting this far?

I've been listening to this audiobook "The Art of Wholesaling Properties: How to Buy and Sell Real Estate without Cash or Credit", I know, really long name, right? But it is very detailed, from advertising to closing to exit strategies, on and on.

The best part is: I listen to it FREE on Amazon with the free 30 day "Audible" trial. You can cancel at anytime, just set a few reminders before your 30 days is up! It's $15 per month afterwards. It has helped me out a lot! I plan on buying it just for reference soon.

Hello! My name is Waylon Gaye, an U.S. Navy veteran, who has returned home to Kansas City, Missouri. Currently, I am in school for information technology. I have no real estate background right now, but I am eager to learn and finally get my foot in the door! So far, I've been reading a ton of articles, books, and listening to podcast trying to find the right niche/strategy for me. I LOVE THIS WEBSITE! I'm login here more than all other social media/networking websites combined. I will definitely be going "PRO" in the near future.

Anyway, I would love to network or just simply get to know others in the Greater Kansas City area who are experienced, or trying to get into real estate investing as well. My brain is equivalent to a SPONGE!
