Post: First-time Investors. Strategy, Hard Money, Pitfalls, Advice?

Having grown up there and went to FSU less than a year ago I would advise staying away from FSU, partying and drugs is very common in the area, crime can also be very common in particular areas which appear like they would be great investments, please be careful for this.  I would avoid most anything on tharp street and south of cascades park, and definitely drive around neighboring roads to see what area you are actually in.  

This may sound bad, I will say Tallahassee is an excellent market but some areas can deceive you.  East of the city, Thomasville rd to Tennessee st would be my targeted area if you're looking for up and coming.  Renting a multiplex around the hospital would be phenomenal!  Though finding a house like that could be difficult since it's more single family homes.

Hello BP!

I'm finally making the leap to get my real estate license!  I was curious if there is any advice after taking this step by other agents in the Orlando area.  I'm getting my license through the Climer School of Real Estate cause I've read good things, my classes start in late July (currently in college).  Looking in the area for jobs, Ameriteam realty and Premium Properties Real Estate have both caught my eye on job listings, any advice on these or other companies?  Should I shadow someone first?

Could you not pay off the rental, then open a home equity line of credit and use the left over money at the same time that way you still have access to more $ than what you have left? Perhaps use one for multiple down payments and cash for rehab?

Being 21, and on the same path, I agree with the idea that you should manage your first or second property to gain the experience. Whether or not your tenants know your the owner of the house is up to you, just be responsible on whichever direction you go. One of the key things youll hear on the podcast is "training you tenants". You may be young but dont be a pushover, be clear with your approach and if they dont follow, find someone who will, being your tenants or the property manager.

As long as you are professional and do your due diligance you should be ok with either decision.

I'm absolutely certain, I did it for several others neighboring properties and only one of them even "existed".

You do determine a properties previous taxes through your local county tax assessors page right? That's what I've seen on webinars and demonstrations

Hello BiggerPockets!

So I'm new and trying to analyze a property and determine its property taxes using our county tax assessors page.  The only problem is the property isn't showing up?  I'm not looking to buy this property, just become more fluid in analyzing deals and this is the first time I wasn't able to determine a properties previous taxes.   It is a property up for auction, could this be a factor?  are there other factors I should be looking at?

Being new to RE and also a current renter I empathize with both yours and their predicament. I agree with what others are saying as well with it being "just business".

Something you could consider is agreeing to keep half the deposit upon their wanted last day. If someone has not yet filled the vacancy subtract a portion of the rent for each day the unit is vacant. In the end they understand and are incentivized to fill the unit even sooner FOR YOU! Just a thought, this may be a little complicated but being a renter I would be happy with this agreement and not badmouth a landlord who's just starting out.

I'm by no means an expert, but it looks like pulling the equity out of the home is a great idea with a decent return.  Also many anticipate a "market correction" in the future so possibly using that return to invest seems like a great opportunity instead of waiting for a potential drop in value?

Looking to know what others say.
