Interested to see where this goes..  I'm new and to me it looks like your work to start the project may be a little too big for the return most would accept with the only comparable available which hasn't closed yet.  How many days on market/price changes has it had, that might give you an insight?  I want to know what professionals have to say.  Definitely following this.

Being a student its interesting to hear everyone's opinions on the subject!  Just my 2 cents but when dealing with other college students something that I found helps is Identifying one person in the household to relay information about the property, submit the service request, and above all really be the parent of the household.  Now you dont have to choose someone but make it clear whats expected and usually someone steps up to the role anyways.  This works well when having one large payment as well instead of renting out by room where everyone is liable.  If one person in the lease isn't pulling their weight the roommates tend to sort things out for you so you don't have to.

Curious what others have to say about this.

Hey 
I can't answer your question as I don't know Sandy but I can say that her level of care probably changes with each property or agreement that she signs.  Not really sure of things on the property management side of things, but I would reach out to multiple property managers directly and ask for examples of why to use them, give them scenarios, and ask for testimonials they can provide (you already got one!).  Anyone in sales should have something like this readily available and I bet that would be the best way to answer questions you didn't know you even had.

The name is Central Florida Real Estate investment hub meetup. It's in the events page on BP. 9 am August 3rd, last time I was there they brought donuts and coffee 👌 turnout was about 20 people. Great group of people, only having rarely gone (changing that) they have had guest speak, each time with incredible information and advice.

Hey Ricky, glad you're looking into the dream of passive income! There are multiple meetups which I would highly recommend you attend, one is actually next weekend on the first Saturday of the month which you should look into. (Im new but will be there with like 25 others).

I'll say Orlando may be a tough market to get started but find your niche and you'll succeed, good luck!

First question.  Is this your first rental?

Second question.  Will you be remote if making this step?

If this is your first then find your comfort zone if managing remotely. Establish a support team locally first.  Find an agent who can answer your questions, a property manager, and see how the property would work for you.

Living in Orlando I see Altamonte as a great area to invest in, large growth with much more to come and fairly family oriented.  Do your due diligence however, there are several great meet up hubs in the area which would be extremely open to answer your questions.  Rent in the area I believe will be increasing more and more as it continues to develope.

Hi everyone!

I'm getting my license in Florida currently and really have already picked a brokerage I want to work for but was advised to still interview around. Besides things like revenue share, commission split and associated brokerage fees, what are some other questions I should be asking? I've googled this several times and feel there is a lot more than what is currently being said, what are the the hidden questions you wished you asked, especially for someone looking to be a high producer.

Having lived there, Tallahassee does have its setbacks like @Farhood B. said.  It is up and coming, knowing your areas will help you immensely to avoid the troubled parts.  Id stick to the eastern side of the city and avoid college town and pretty much anything west of it.   That said I do think it would be a great area to invest, how that is, is up to you.

Yes, I currently have a close family friend who does and he says it's gone instantly. Anything near east capital circle or northern tally should do very well.
