If you really don’t want any pets charge $1,000 non refundable pet fee in addition to say $100 a month pet rent. If they accept this should somewhat cover cost of damages provided you had the property hardened (carpets changed to tile or laminate etc).

In need of commercial financing. This is our first commercial property. We currently own two single family properties in two states. The subject property is an 8 unit multi family in TX. We have an offer of $525k with seller holding $60k 2nd. Anyone has a good commercial lender/broker recommend?

@Dave Rav cheapest would be around $6500 with contractor wrapping the house and applying siding over existing.

Hello BP!

I am across a fourplex made from shipping containers. It looked nice inside from the pictures. I am curious if anyone owns property made out of shipping containers, if so what are the advantages/disadvantages compared to traditional properties? Do you find this type of property to be harder rent, sell, finance etc?

@Erik Schneider you should check out the info from @James Wise owner of Holton Wise. They have map where they grade the areas in Cleveland. They also have great videos on property for sale detailing rehab cost and what units can rent for. 

@Michael Ealy great story. Thank you for sharing and providing words of wisdom. Hope you don’t mind I am adding your creative tenant solution idea to my quiver.  One step at a time I will eventually get there.
