RMB construction is pretty good.

Hello BP,

I have a rental property in NJ. The lease end 31 March and I have notified the tenants we are not renewing. Now the tenants refuse to communicate to schedule move out walk through. 

Now I am thinking they are not planning to move out at all or either damage property before leaving.

What recourse do I have? I don’t think I can evict since the lease is over and we are not going to be under a new lease. Do I just file a trespassing complaint with sheriff to force them out.

I would appreciate anyone with experience provide advice.

I am looking at a four unit four plex that is zoned multi use. One unit is a salon while three units are residential. Is there special financing for multi use four plex or is it just same residential financing?

The smart thing to do is hire an engineering company to come out and give you an engineering report. Cost about $1,500. They will tell you exactly what is needed such as how many beams and where the beams should be. With this information in hand source different foundation companies for the scope of work required. This will allow apples to apples comparison because everyone is biding on the exact about of piers needed. I hope this helps.
