Hello BP, I know that BP has a tool to analyze deals, however, I'd like to get my hands dirty firs and anywise them the old fashion way in order to understand better the math behind the tools. Do you guys have any excel sheets or any calculations you can pass on in order to achieve this? Thank you!

Hi Tonya, I just read your post and the only way I can think for you to move forward is: if you have money to invest and no time, there are people out there that have the time and need funding. You and them together can be a great partnership and can make a business flourish. Is just a matter of finding the right person you can trust and work with. I have heard in the podcast about long distance partnerships and investment in out of state as well. Think about it. Wish you the best! Good luck!

Hi Ryan, the main thing here is to not be discouraged. I am so happy that you got the courage and asked this question here because that is what it takes to get a mentor, asking questions to everyone you come across with until you find the mentor. Keep working on meeting people until you get the one person that will be interested in you and will help you without asking anything from you. 

And good point, knowledge is power ONLY if you use it, so go out there and take action! 

I read a lot of self motivation books to keep me going and every day I listen to at least 2 BP podcasts on my way to and from work (I am catching up with the first ones) in order to stay focused and motivated. 

A good read to get you some good asking questions techniques is called The Aladin Factor - I hope you get to read it and enjoy it as much as I did.

Sheila, I am so glad to hear that you are doing this on your own because that says a lot about you and how brave you are! keep it going and you will eventually be the one to mentor others. I wish you the best of lucks with your rental and on getting your RE license. The only advice I can give you is: please continue to be yourself, ignore the critics and never stop working on your dreams and goals. Keep in  touch! :)
