Which way should I go

I've been on a bit of a time out for a while. I still own a few rentals but my RE investing has not achieved the heights I know it can. I'm looking for a niche. Any suggestions would be greatly appreciated. I don't have lots of free time. I'm a 9-5 CPA with a growing side practice and three busy boys as well. But I hear the term real estate investment and my blood flows faster. I could comfortably start investing with some cash maybe $10-$20k but I'm undecided on what. Any personal experience with some of the niches out there would be so greatly appreciated. I find myself listening to the BP podcasts between client meetings and everything sounds great! Bottom line is I don't have the flexibility to take days of to pursue real estate yet so I'd like to work with what I have until I can supplement income to take a day a week off etc. Thanks for any feedback :) I feel like I've been a silent member for years :)
