The key is to find the money by networking and meeting private money lenders to fund your projects. You can also use hard money or conventional bank loans. Just make sure you have a plan in order to present it and have better chance of getting approved.

The best tip I got was to find someone in the business that does what you want to do and learn from them. There is not right way to start on this business and not specific guideline. Everyone starts form a different angle and with different goals in mind and what worked for them might not necessarily work for you. Good luck!

I think your broker is just making sure that he secures the deal. But double check with his managing brokers to make sure.

Hi John, If you have to pay them money to get in their program, I suggest you stay away! Put your money to better use than paying a guru to teach you the same thing you can learn from free by using resources such as BP or local REAs. I suggest that if you are eager to learn start with the free resources and meet people in the business that can give you a few tips. Check this post I wrote a few weeks ago; I hope it helps. https://www.biggerpockets.com/forums/223/topics/288269-how-to-find-a-mentor---how-i-got-started?page=1#p1873800 Good luck!

Hi Michael, try by splitting the mail outs and/or sending them more often. I know you will have to spend more $ on them but you will be bound to get more calls which = more deals = more profit. Good luck!

Hi guys, A few days ago I hear on several occasions that successful people love to keep a journal of thoughts and ideas. Well, I have failed miserably at this because when I sit and try to journal, my mind goes blank or I don't think that what I have in mind is important enough for me to write it. Can you please help me with ideas on the right way to go anoint this and other tips to make sure I am not wasting time on it? Thank you guys!

Hi, I was thinking that may be you should give yourself more room and offer less. However, if your numbers work at your planned offer then by all means go for it.
