Angel Oak Prime Bridge. If your deal is good enough, they'll fund 100% of your cost. 65% of ARV. There are many more options in FL as well but I'm currently working a deal with them and they've struck me as very professional. If you want to look at others, scroll your mouse over "Marketplace" then click on "Hard Money Lenders". You can search just the ones that lend in FL.

If it's reasonable in your mind then it's reasonable. Doesn't matter what another investor might offer. It matters what numbers makes sense to you. Worst case, they say no thanks and you keep looking. Best of luck!

What are your goals? What's your business model? Are you a flipper, a buy and hold, etc? This will determine part of "what's best" based on tax implications, financing options, etc.

Sounds like a classic short sale situation. The bank can (and may) approve it but they're usually pretty slow going. You don't need a Realtor here. You can use any title company to do the paperwork drill if the deal goes through. However, you need to be smart on the short sale process and you need to educate the seller on the process as well so he's comfortable with the deal.

That's nice of the agent to try to help you out (I'm giving them the benefit of the doubt) but as the buyer, it's YOUR call which title company you go through. If you're not comfortable with the one your agent provided, tell him you want to use a different one. There is probably a dozen within a 10 mile radius of you.

YES. Charge for damages. Take photos, document the damage, and charge them what it would cost to repair and/or replace the carpet in that room. What you were or were not going to do is irrelevant. Damage was caused. Keep your standard operating procedures in place and treat every rental situation the same. No emotion; no "well I was going to XXXXX anyway so..."
