Awesome! My oldest are 12 and 10.5 and they each have to maintain their own "checkbook" to account for their income (allowance, holiday gift money, interest from their savings, etc) and any expenses when they want to buy something. It's been great in teaching them about money. 

You're off to an awesome start at only 6!

it is interesting to see the differences of opinion on this. For those that do not keep a home warranty, how much cash reserves do you maintain for each of your properties? Have you ran the numbers and determined your premiums would cost you more?  I suppose that could vary depending on the warranty specification, age of the home, etc etc.

Just wondering if anyone else keeps home warranties on their rental properties in order to keep repair cost to a minimum. Between appliances going out, minor plumbing issues, etc; paying a monthly premium and a $75 deductible when a problem arises has been well worth the money for me over the last few years. Anyone else factor in home warranties into their investment strategy? If so, how do you feel it compares to the standard percentages for planned repairs and/or capital expenditures?

I plan to start off slow and learn the local market. My first purchase will be a SFH that my family and I will move into. Then, once we've been there a little while and are comfortable with the area, we'll rent that one out a by another to live in. Eventually I wouldn't mind breaking into the multi-family market while there as well.

Hello everyone. My name's Walter. I currently have three rental properties (one in Virginia and two in Nebraska). I'll be acquiring another future rental when I transfer to Florida in the near future. I'm active duty military and I purchase homes to live in while stationed in various places then rent them out when I transfer.

Being military allows me to have access to great financing options thorough the VA and other military lenders so I've never put any money down on the three rental properties that I own. Pretty good deal if you ask me. I hope to acquire a large enough real estate empire to be able to match my retirement check with passive income by the time I step away from the Navy.

I just stumbled across this site while researching various investing options and it seemed like a great fountain of wisdom so I thought I’d sign up and join in.
