Appliances or not?

I never do fridges but always do SS appliances because they cost about the same as white from my supplier. We do not include a fridge for 4 reasons:

  1. makes the kitchen look bigger without.
  2. I save 1k, (after hundreds of flips this adds up.
  3. The buyer typically will want a nicer or at least different fridge than I would choose.
  4. this is an opportunity for negotiation at time of sale. I get the fridges at a discount so can make what appears to be a big concession but is relatively affordable.
