I am an investor who has flipped 6 houses now and want to start purchasing buy and hold properties using the BRRRR method. I would like to take a look at what local wholesalers are selling to see if that can fill my pipeline with 1-2 purchases a month. I will be purchasing all cash and refinancing out of them. How can I find the wholesalers?

I am a new flipper that just completed our 3rd flip. I am looking to buy and hold some rentals but want to stay liquid. I have reached out to several lenders about purchasing properties with 25% down and hard money and then refinancing them, but they all have 6-12 month seasoning requirements. 

If you know of or have a low/no seasoning requirement loan product that we can get cash out faster, we’d be great candidates.

My business partner and I both have 720+ credit scores, each have 70k+ cash, big credit lines with no balances and equity in other properties.

I am working on our second flip house and we close on our third on Friday. The first flip was on a 1936 craftsman home. We bought a bunch of faucets off of amazon and ended up finding out that half of them would not fit for some reason or another. They were the right style (centerset, etc) but the connectors didn't match up. I ended up ordering different ones and chalked it up to it being an old house.

Fast forward to the next house which was built in 2001. Newer house, I figured we wouldn't have the same problem so I ordered all the faucets on amazon again. Now we are finding faucets that do not match up and won't fit.


What's your best tip for making sure this doesn't happen on the 3rd house?

I’m considering this and would probably promote my carpenter into this position if done so. He’s there enough he sees the daily operation.

I’m finishing up the rehab on our first flip and have been pounding offers off for the last two weeks on foreclosures. We submit about 5 offers a day but haven’t landed a deal yet. What’s your typical ratio of offers to deals on foreclosures or on market deals? I currently do not have a funnel for off market deals.

This might make it possible for you to increase the amount that you can do to maybe 3 properties at a time. I figured that i could do this. Also have about 50k of my own money I could use. I am about to begin reaching out to all of the hard money lenders but figured there may be some browsing these forums that would be more proactive with me.

I am a new investor and just closed on my first flip here in Sanford, NC. I used private money to fund the deal, but that lender has a 100k max and we've nearly tapped all of that. I want to do more than one flip at a time and need to build out a money list so that I can make offers in confidence. I have excellent credit, run a successful insurance agency with four full-time staff and have a decent income. I own one rental property, my personal residence, and now this first flip.
