Need Rental Refinance with no/low seasoning

I am a new flipper that just completed our 3rd flip. I am looking to buy and hold some rentals but want to stay liquid. I have reached out to several lenders about purchasing properties with 25% down and hard money and then refinancing them, but they all have 6-12 month seasoning requirements. 

If you know of or have a low/no seasoning requirement loan product that we can get cash out faster, we’d be great candidates.

My business partner and I both have 720+ credit scores, each have 70k+ cash, big credit lines with no balances and equity in other properties.
