I am actually in the same boat, (but I am doing a three way split on a wholesale deal) but that being said this will be my first close and the guy who is helping me point out a lot of things to look for in a home, I would of never of found these things or take pictures of them but he is actually helping me out by a lot,

also I did do some bird dogging whit the same person and he keeps giving me updates to I was a little worried about him screwing me over, but I am glad I just went whit it, things are turning out great, and I found a new partner/mentor, to point me in the right direction.

hi BP

someone left me a message this morning, and I didn't answer I was out whit my daughter (to remind you it's such a beautiful day so I figure what is better then spending time whit your family on this day,) so when I got home I call him back and we was talking nice until he bring up how much my offer is. I told him you never told me anything yet about the house how do you want me to know to offer you? he reply well you send this post card whit my address (but to remind you he is screaming on the phone) so I said yes I did. but I still don't know how many rooms there is and bath and sqft etc.etc....

so I told him I am sorry for the postcard it won't happen again and he hang up.

this phone call got me all bend out of shape today made me feel like I was worthless.

my question is he called on my cell phone what is the best way to screed these callers out?

I was thinking website on my postcards and business cards, also to leave a number on my postcards that directs them to a voicemail explaining what I do.

if you guys can point in the right direction to get all of these that will be great (also keep in mind I am not a computer wiz)

hi @Alex Rivas

I love using listsource to send my mail campaign, (targeting Absentee owners,) then take that list and send them out whit yellowletterscomplete its more expensive then click2mail but I get more of a respond rate whit YLC.

Also I love looking for distress homes that look like no one have live in it for years, just take a nice drive on the weekend whit a pen and paper and write down the address.

Now I am trying to learn how to get involve whit foreclosure homes it seems complicated to wholesale them but nothing beats reading and learning.

hi BP.

I really love to learn how to find REO or foreclosure deals to wholesale, Anything whit rehabbing. I would love to get involve in this I am currently doing absentee owners whit my mail campaign reason why I started wholesaleing is to learn the basics and once I get to know how to swim i would love to do FIX And FLIPS.

I really feel if I start wholesaleing REO and Foreclosure I would understand a lil better how the process works whit these fix and flips deals,

Please BP let me know how to find and how to wholesale these targets or if there is a video that talks about this.
