I also came across this group via Seewing Yee Network (Fremont, CA), was wondering if everyone here can provide an update for me? 

I have been told to stay away from cold weather locations because pipes freezing during the winter, which can get quite expensive. Been thinking about investing in Dallas/FW area instead, but don't see any BRRRR opportunities out there.

I am interested in any leads there might be on BRRRR partnerships. I would like to mainly focus in California, Oregon, Washington, Arizona, Nevada, Florida, Texas, and Missouri. Ideally, I would hope to build a team where the partner/agent would find deals. I would bring the capital to purchase the property. Partner/agent would complete all renovations with a team covering all gap funding to get the property renovated and a tenant in the property. Refinance the property and allow it to cash flow at least $300/month. While splitting any profits. Do deals like this exist? Thanks.

Say I am interested in buying a 260k duplex. How much money do I need from my SDIRA for a down payment or do I need to put more down since it is coming from a SDIRA?

I'm looking into investing in New SFH (preferably), unless there are programs like the below mentioned out there.

Are there any programs out there where you purchase a property cash ~$50k, then they fix it up, and finally it has a high enough ARV where you can finance your original investment (or more) out? Leaving the property rented?

Anybody ever worked with a gentlemen named Gerald Guterman?

Here are couple of properties he presented to me:

Are these worth pursuing with 25% down and a guaranteed lease agreement for the first 2 years with a return of 7.5%? These homes are new construction located in a dry area of Houston, TX that was not affected by Hurricane Harvey.
