ok I had better rethink doing it. To me its just seemed like I was helping FSBO. They obviously cant show it because they are out of state.

In my opinion it seems less fraudulent then getting a house under contract and wholesaling it because you are being way more transparent. May be time to get a real estate license!

I have some people out of state that I am helping sell their house and they are giving me 3%. No wholesale or double closings. Basically they will just cut me a check when they close.

The whole point of this was to not use an agent. I had an agent call today that wanted to see it and then started going off on how im doing something illegal.  What is possibly illegal about this?

Thanks for the input mark. What if they pay off their debt and get current? I can't sell the property anyway can I?

I have a bit of a difficult one. I have a gentleman that is owner financing his home. His "renter" is 3 months behind on his payments and can legally be foreclosed on in my state. He doesn't want to deal with it and will carry the note to me for $200k (its worth $250-275). How can I structure this? Can someone go into depth? The "renter's" name is on the warranty deed.
