Chris, it seems like to you that it is a no brained to refinance? My purchase price was $187,000, meaning I SHOULD have about 50k in equity

I have a PMI payment of almost exactly $200 every month. The loan balance on my house is $174,000. My house is assessed at $220,000. My interest rate is 3.85%. Is it worth it to try and get the PMI taken off. I am only 23 and am unfamiliar with refi's. Thanks for any help

Would for sure be buying and holding as well as seeking cash flow. From the couple of comments it sounds like people are impartial to the possible market downturn

Thanks for the reply James. Definitely looking for a multi-family out in the valley. Would be open to Anchorage. I just want my first deal to be a killer one. Would rather be patient and buy far below market value. I bought my first primary residence this way and had instant equity so I know it can be done!

Here in Alaska the market has been booming for a long period of time. I have been very eager to buy my first rental but the the price of oil being so low will for sure cause our housing market to experience some type of depression. I am 23, my question is should I wait for the market to go down which could be a year or more (or maybe never) or buy now even though I may lose some equity?
