first off i would like to tell you to not get discouraged 

in your current situation i would also recommend partnering with a seasoned investor on your first deal(s) bp has an area where you can look up local REI meet ups in your area and if there isn't one in your area you can always drive your neighborhoods and surely find a home or two that are being worked on by investors

i am not nearly as experienced as most of the folks on here but i can feel your situation for i am in a similar situation regarding starting out

that the current offer is at 50 k my CMA came back at 129-139 k

with a 20 k rehab ...projected profit is 40 k  ...looking for someone to partner with on this house or simply put up the required finances for the flip

oh wow thanks for the warning @Account Closed i guess i have quite some research to do first...do u suggest i contact a real estate attorney ?

hi i have come across quite a few properties that are in the foreclosure process and are set to be sold at auction (notice of trustee sale issued) ..my question is it possible for me to still purchase the property in this stage before auction or do i only have to option to purchase it at auction or when it becomes an REO
