Post: homeowner owes 130,000 on his mortgage

hi i found a distressed home and i got in contact with the homeowner... they are interested in selling but they still owe 130,000 on a mortgage

looking at recent sales in the area i don't see it selling for more 140 k .. are there any options for this situation?

hello i have been scouting my neighborhoods that i would like to start investing in

and have been writing down any addresses of homes that look like they might be possible deals 

my question is 

how exactly do i know if the home could be a possible deal or if someone just forgot to cut the grass that week?

is there any little bits of info that people look for in the county records that help clarify if the house is worth mailing to?

hi my name is victor glushak and me and my wife are putting together a marketing campaign and one thing that we are a little bit concerned about is putting our person information on the mailers?

has anyone had any issues with this?

like we want to use a po box and a google voice account

or is it better to has my person info so people feel a more person approach from us?

@Lumi Ispas well me and my wife are currently pre approved for 150 k FHA (in our area that could generally buy you a move in ready property that could use some touch ups) but i didn't exactly want to start with a rental or house hack .
i understand that cash partners are a great option and i plan on using them down the road but i feel like it will be rly hard to convince people to give their hard earned money for my first flip .... i believe it will be a lot easier after i establish some sort of a track record before i go out and start reading capital either through promissory note or funds 

also i thought what could give me somewhat of an edge going with hard money was my experience in the construction industry, my contacts in various trades and my ability to do things myself if need be ..also my mentor having more than 15 years experience in the industry

@Lumi Ispas  I would like to do that but because of my age and my job history the banks do not want to lend me money unless I put a very high down payment   Which I am not able to do   That's why I thought it would be a good idea to flip a few houses with a hard money lender  I thought that as long as my calculations were pretty close I should be able to make money and yes the hard money lender or the interest rate is from 15 to 18% but what I like about them is before they will lend me the money they will go out and have the property analyze to make sure that they will make money and I will make money
