New Investor Needs Help
I have heard about no money out of pocket investing. I am retired, I have no savings. I want to invest, to increase my disposable income. I have some experience in real estate. I have managed apartment complexes, 42 units or less. I have held a real-estate agent license. I am capable of managing rental units, but do not know how to begin with my circumstances. Any help would be appreciated!

@Michael Lee - my first mobile home park deal I was able to find the deal and the capital partner. I made a considerable finder's fee (over 75K) and kept a portion in the deal. No money out of my pocket other than my time of picking up the phone and talking to owners to find deals.
