They exist,  I see them everyday.  With off market deals you are still getting a title insurance so there should be no fear liens, etc.  You should be getting inspections, disclosures, estopple certs as well so misinformation is minimal.

Correct.   You have a prison that employs 2700 mostly 6 figure employees,  Kaiser and Dignity Hospitals, Cal ISO, Verizon,  Safe Credit Union corporate HQ, etc

 As part of Folsom ranch there is a 51 acre commercial section that will include a UC Davis Med Center teaching hospital.  There is another large section that is set aside for a yet to be named West Coast corporate headquarters.   Estimated employment between the two is over 10,000.  Every time somebody builds office condo's they are sold out immediately as owners are moving their businesses in other parts of Sacramento closer to their home.   Legal, Insurance, etc.

 Yes,   Folsom and El Dorado Hills are common stops on the way to Tahoe.  I am biased as I live in the area but Folsom is much nicer than Elk Grove.  Both have nice older downtowns and newer tract homes but the schools and food options in Folsom are better along with access to Folsom Lake and The American River bike trail.  Crime is much lower.   Elk Grove connects to South Sac and some of the crime spills over.  It is not dangerous by any means but there is significantly more action there than in Folsom.  Folsom was the 8th safest city in California out of 228 cities ranked in 2019.

Joe, Rich or DJ. That sounds too good to be true to me.  10% in 90 days?  That's 40% interest on an annual basis, and in NY would put me in usury territory.  I'd love to know how you get around that?

It needs to go through a broker and since you are in second position on a flip there is considerable risk.  You need to have the ability to take over the project and buy out the first if needed.    The key is evaluating the project and the investor and ask yourself if you would want to take over the project at that exact point.

I think you need to get an appraisal to know what kind of numbers you are working with.   Most of the realtors I know use Burns Estate Liquidator
