What services are recommended for screening tenants? I know the simple ways, but I am looking for affordable resources to check on past evictions and credit history. Also, any good/free tenant applications and lease agreements out there?

I'm in Kenosha and there are some deals to be made with a growing population and growing infrastructure.

I am not if Ohio has something similar, but here in Wisconsin wihomes.com is a sort of public mls. It doesn't have all the features of the acutal MLS, but it is accurate and up to date.

Ohio may have something similar!

@ Steve, good question!

@Jason Tham I will remember those points for my first purchase! I found your roof requirement interesting. Have you found that to be an easy find or do you have to turn down a lot of houses because you feel the roof is too old? I'm in SE Wisconsin so I understand the wear our winters have. How old are the houses you both consider? Is there a certain age that is too old for or is it completely dependent on the shape of the house? 

What about windows/HVAC?

I agree Sam. Although my full-time gig is 3rd shift so my availability is relatively similar to that of a full time agent. 

Is there any common mistakes made by new agents that I should be on guard for?

As a newly licensed agent in Wisconsin I will start working part time this fall. The only experience I have in real estate, besides the state classes, is my recent purchase of my families first home. I am looking for advice on starting out. What are some mistakes you made when you were new that I should be aware of? How should I honestly disclose my experience to possible clients without discouraging them? What is the best way to gain clients? My initial thoughts are to make my current network of family, friends, co-workers aware of the new gig and hope they bring in enough work. I plan to spend 20 hrs a week on the real estate business.
