@Troy Albers - as said above I have a few projects going on, I'd like to buy material in bulk and have some excess for future repairs/purchases. Doing this will help me save some money and most importantly time down the road.

It'd be lovely if someone listed their favorite local kitchen cabinet (and hardware)/paint supply shops/wholesalers... I've got a few projects coming up and I want to stockpile on resources and standardize my materials :)

Aline what are the dates and location for the conference?

Just a heads up, there are a lot of older homes in the area with slab/foundation issues that may not necessarily be in a flood area but due to settling among others issues they can get constant water damage if they don't have a system set in place to prevent it. I've seen a lot of siding/structural/appliance damage from homes like this in Jax that are even far away from flood zones. 

Not to scare/worry you but due diligence is required...

On June 27th, 5:30pm, city hall, there is a Jax beach short term rental meeting for public input FYI

Good post Matt! A common thing for self PM's is to incorporate a clause stating every 3-6 months they are going to change the air filter in the house...

I'd love to hear what other self PM's are doing or what expectations of the PM's other investors have. If anyone out there has a method or agreement or PM that has them do their own internal repairs versus outsourcing, please share!
