So for us...
"court clerks have the option of putting final actions on evictions on hold until mid-April."

Each situation is different and without going into too much detail, I am seeing many offer repayment plans to their tenants or for financed properties I am seeing some do a repayment plan, payment deferral, or loan modification.

What I'm thinking is say you offer a repayment plan and then three months pass and three months haven't been paid? How do you go about this?

And for financed properties, how do any of the three options affect you personally?

^ what Jack said, and for the areas that you can get a live-in (Mark) where the numbers would work you want to be aware of certain expenses exclusive to that area (cap ex. for wood frame repairs, pest control, flood insurance, building leveling) on top of zoning things too (think historical areas, preservation societies)

@Bjorn Ahlblad Yes you understood correctly! I figure I'd just like to get something in writing in the worst possible case they try to break in or use it and it wasn't mentioned anywhere on the lease. 

Makes sense... So, theoretically could I just rent some of the land out (residential zoning) and report it as rental income? I don't want to dodge the system at all, just want to learn more about how to go about it properly. I have a lot of land in one location, though it is residential, and I was wondering if I could rent some land out to RVs for a value add kind of situation.

Hello All,

Question for you using an example I am considering:

I have a large property that is central to my units. This property has a large detached garage. I would like to hold materials and construction equipment in this garage and have access to it 24/7 while the main SFH on the property is being rented out. Is a situation like this possible? Can it be solved by simply putting it in the lease contract as a clause?

ALSO - separate question.. 

Can you rent out space (think storage lot) on a plot of land that is zoned residential? I am assuming no... Is it because it would be considered a business at that point versus rental income? Trying to understand this better
