I bought a house in W.Sacramento for a flip, and when trying to sell it few month later a sewer assessment in amount of $11,000 came up. City would not budge on it, had to pay for it. 

Unpleasant, but it's cost of doing this business.

To hedge myself against ups and downs I am looking to invest in both types of markets.

I will probably continue to buy and/or build in California for sometime for "obscene profits"; but have started to purchase properties in Texas and Midwest for cash flow. 

I figure while people argue over which approach is better, i will try both just in case one fails, I will still be halfway there.

I love how everyone talks about buying a house years ago in California and now it worth substantially more, and all of the appreciation that we see here.... But i remember all those 2500 sq. ft. houses that i built and sold to Investors/Dreamers in 2005 for over $500k, just to buy them again few years later at court steps for $170-200k a piece. (Sacramento Area)

And even today, 10 years later they have not caught up to those 2005 prices... Now I only build in SF Bay Area.

Sacramento area, it does not pencil out for me, too much risk, not enough money

Great rental in working neighborhood. We owned it since 2007, has never been vacant for more than two weeks. Current tenant wants to stay long term. Rents are 1150/month.

We just put on a new roof on the place. 

Want to sell to pursue other interests.

Please do not disturb the tenants!!! I will gladly meet interested parties for inspection on site, after receiving proof of funds.

Hi everyone,

i am looking at purchasing a newly constructed duplex in Concord CA, but i am not sure how to valuate it... its off market deal and the seller told me to  make him a reasonable offer. I looked at comp and they are all over the place, so i was hoping to get some advise on what it is worth. Any input will be greatly appreciated.

So each unit is 1450sf 3bedrooms and 3 bathrooms, two stories, with 2 car garage.

Rent is $2400 per unit

property taxes 1.5%

Owner pays for water/sewer $500 per month. All other expenses paid by tenant

Since the unit is less than a year old, maintenance is minimal.

What would be a reasonable price for this duplex?

instead of doing a rent increase, I started resigning leases (expired ones) with tenants having to pay for water. It has been well received by all tenants since we are in a middle of drought. Also it gives them a feeling that they are in control if how much their rent raise is, since it it based on consumption of water by them. So far no complaints.

Jeff, I don't know about  sac county, I can check our records tomorrow we own few rentals in North Highlands and I think it in county... but for sure city of Sacramento,  and Rancho Cordova.  

Back in 2008 building departments were being downsized, so instead of letting inspectors go, they implemented this program. 

If you hold your property in a company name, or LLC you will get inspected. Not sure if it happens when it's in a person's name.

Big Brother? Yes it's California,  and ever worst, Sacramento...

I have a house in w.sac under contract right now. 3/1, about 900sq ft would be willing to sell it right away. (pm me for address and price if you are interested)

**Del Paso area is street by street type of area, most of rentals that i manage there are good, but we picked up all of those homes back in 2009/2010 so good ROI.

 Haven't bought anything there for last two years, prices are to steep for my taste, plus you got to deal with City of Sacramento annual rental properties inspections, and as you can imagine, these blood sucking bureaucrats have to justify their existence....and always find things that need to be fixed in these older homes.
