Value of a duplex?

Hi everyone,

i am looking at purchasing a newly constructed duplex in Concord CA, but i am not sure how to valuate it... its off market deal and the seller told me to  make him a reasonable offer. I looked at comp and they are all over the place, so i was hoping to get some advise on what it is worth. Any input will be greatly appreciated.

So each unit is 1450sf 3bedrooms and 3 bathrooms, two stories, with 2 car garage.

Rent is $2400 per unit

property taxes 1.5%

Owner pays for water/sewer $500 per month. All other expenses paid by tenant

Since the unit is less than a year old, maintenance is minimal.

What would be a reasonable price for this duplex?
