CL, Local REA, google "we buy houses". Bandit signs you see on the road. "I buy houses fast cash" Or "sell your house fast cash" call them up. Social media. They are everywhere

If i send out direct mail to a bank owned properties that is not listed for sale. But the homeowner is currently living in the home. They received my mail and decided to sell it they can get out from the distress they're facing. Is it possible for me to wholesale that property?
