Can I Wholesale A Bank Own Property That Is Not Listed For Sale?

If i send out direct mail to a bank owned properties that is not listed for sale. But the homeowner is currently living in the home. They received my mail and decided to sell it they can get out from the distress they're facing. Is it possible for me to wholesale that property?

If the property is owned by the bank, the homeowner can't be living in the property.  If the bank already foreclosed but didn't evict the tenant yet, the person living there is a squatter and won't have the legal right to sign your purchase contract. You won't be able to get the bank to sell it to you if it is one of the national banks.
