When screening tenant, it's important to check landlord references. What's the best way to verify that the landlord listed on the application is really their past landlord and is not a fake landlord (applicant's friend, mother, or fake landlord reference service?)

I know a lot of people call the assessor's office or check the owner's information. This can become very time-consuming. 

Are you using any software or tool that allows you to check the owner of the property?

You can also check "bad tenant databases" that usually don't require an SS# but just a name and date of birth to check the names. Don't forget to just Google their name, check the social media, and youtube. Angry Landlords sometimes make a move-out video and post it on youtube.

@Account Closed RenterInc has a virtual office as all of the members of our team are in different locations. We have a phone number on the about us page that anyone can call in and it will be directed to the right team member.

RenterInc a startup company that was started in 2015 and the owners have done a great due diligence to make sure that everything is above and beyond legal and FCRA compliance. I hope you don't judge the company by the lack of a physical office as many new companies are choosing not to have a physical office especially when there is no need for a storefront.

@Dana Holland, @Nathan Gesner gave you some good advice, however, I would modify it a little.

Dear tenants, I don't think our relationship is working out and is becoming increasingly difficult. I would prefer you move out within the next 30 days. If you return the unit in good condition, you will receive a full refund of the deposit and a good Landlord reference. If you insist on staying, know that I will expect full compliance with the lease agreement for the remainder of your term and a negative report on RenterInc which might greatly reduce your chances of securing future housing.

If you intend to leave, provide me with written notice using the attached form.

@Michaela G. There is one thing that you can do to keep your tenants on a leash if you can't figure out how to evict them.

You can report them on RenterInc for free and there is an option that you can check off that will send a copy of your report to your tenant. Once they see that they are being reported and the future landlords will find a report about them. Landlords report that after they did this, their tenants start changing their ways and ask what they can do for you to change the report about them. Try it and see what happens.

Looks like the website is no longer available. However, there is RenterInc, which looks like it's legal and gets data from multiple databases, so there are more chances of getting a result on your applicant.

@David Dachtera where else can landlords find negative information about tenants? Is there another place for a landlord to see leans and judgements about their applicant?

@Dawn Quinn so you just go in LinkedIn and search for your applicant's name to see if their jobs on the application match their jobs on LinkedIn?

So many people don't update their linked in though. What's your experience with that? Thanks!
