The ARV of the property is around 400k, the rehad needed is around 100K, the 1bed 1bath (x2) will rent out around 900 per month each and the 2 bed 1 bath will rent out for around 1250 per month. Durring rehad the top floor 1 bed 1 bath can be converted into a 2bed one bath. If converted total rent will be around 3,400. please let me know if you are interested in taking a look at the property. Hello Bigger Pockets I have found a deal that did not make sense number wise. When I went back to the property I saw the opportunity to put a billboard over looking a major highway. I called up a local billboard company and they are renting theirs out at 3,000-4,000 per four week period per side. This would turn a not good deal into a great deal. Cost to build the billboard is 25,000 for wood (25yr life) or 60,000 for steel (50yr life). The pay back seams fairly quick. I would not want to be the one marketing for potential renters or responsible for putting up or taking down. Before I call the local place and see how much they charge for this service, I figured it would be good to get some advice on it from someone who has one. If anyone has any experience in this area any advice would be greatly appreciated. Thanks All.

Hi Bigger pockets I have been getting the Sheriffs sale list for my county, hand selecting a few of the properties and knocking on doors. I have not had too much luck yet do mostly to the fact that the people are never home. I leave hand written letters, but when I go back to the properties they are still sitting there. I would like to try and contact these homeowners by other means, such as email and phone. Can anyone recommend a web site they have used to get this information on people. I have their address and names. I would pay a monthly fee for the information if necessary, it does not have to be a free site but those suggestion are welcome too. Any help would be greatly appreciated. Happy investing!!! Vince
