Building a billboard and renting it for ad space

Hello Bigger Pockets I have found a deal that did not make sense number wise. When I went back to the property I saw the opportunity to put a billboard over looking a major highway. I called up a local billboard company and they are renting theirs out at 3,000-4,000 per four week period per side. This would turn a not good deal into a great deal. Cost to build the billboard is 25,000 for wood (25yr life) or 60,000 for steel (50yr life). The pay back seams fairly quick. I would not want to be the one marketing for potential renters or responsible for putting up or taking down ads. Before I call the local place and see how much they charge for this service, I figured it would be good to get some advice on it from someone who has one. If anyone has any experience in this area any advice would be greatly appreciated. Thanks All.
