Hello All, 

My Partner and I are looking to get some introductions with Multi-family brokers who work in our area (75 mile radius of West Chester P.A. excluding Philadelphia). We are looking for properties 20 units and up. We are currently working on three projects and are ready to line the next one up. 
If anyone knows any good brokers in the area it would be greatly appreciated if you can pass their information along or pass mine to them. Thanks in advance for your referral. 

Also if anyone knows of any off market deals in those areas, we would love to take a look at them.

My Partner and I are looking to purchase 10+ Unit Multi Family Apartment buildings. We are searching in Montgomery Count, Delaware County, and Chester County. Any condition. We are currently doing a major renovation on a 11 unit we purchased. Looking for the next one. 

If you have a Broker that you can recommend in these areas it would be greatly appreciated.

I would be interested in a meetup as well. I live in Gladwyne now but have lived in Roxbourogh for 3 years and east falls for 10yrs. Currently flipping a house in east falls on Tilden, hitting the market 2weeks. Also a realtor. 

Open to suggestions, but how about next wed April 28, 7:00 at the brewpub?

Hi PB, I have been flipping houses for about 5yrs now and I am looking to take on more projects. Since I started I have acted as my own GC and hiring and managing the subs. I am about to hire a GC to take over so I can focus on acquiring more properties. I have found the person I want to act as my GC.

My question is: How do you set up your contract with your GC?

It seems like paying 10% on total renovation cost would incentive him to add cost to the projects. How do you come to terms on payment amount and incentive them to get the projects done quicker and cheaper?

Any tips for protecting yourself on the legal side would be great too.
