I was wondering where people are having success acquiring their investment properties (mls, direct mail, wholesalers, online auctions, sheriff sale, tax liens, hedge funds, notes, community land bank or any others I have not mentioned). I hope everyone is doing well!

I am a newer investor from Cleveland, Oh looking to meet other local investors and investors abroad. I got my RE license in 2009 and appraisal license in 2014. I have completed one flip and am working on 2 now. There is a ton of information on BP and I am trying to absorb as much as I can without getting too overwhelmed. I am still trying to figure out which strategy I would like to implement. I am looking for hard money lenders with reasonable rates and terms. I have come across many buyers but am unable to find great off market deals for them. I would like to hear successes and troubles wholesalers are having. I am also looking to hear how others are having success in their real estate investing career. I am open to others advice/suggestions. I would love to help anyone in anyway I can. @Jayson Lesyk I have a property in Mayfield Heights that I am in the process of flipping.

@Michael Swan There are not many multi-family/apartment complexes in the areas listed. These are mostly higher end residential areas on the east side. It seems like you own property on the east side areas that actually have apartment complexes. The majority of multi-family/apartment complexes are in cleveland proper or the west side suburbs of cleveland. I did see the two properties on Mogul in Chagrin falls. This area is a more stable/safer investment than many areas in cleveland, however, they do not make a good cash flowing property.

I am actually looking for both. Hard money for my flips and longer term for BRRRR (having trouble with seasoning period. I am not sure to do hard money for 6 mos-1yr then refi). I am looking for any advice/suggestions on how everyone is using leverage. Thank You for the response.

I am looking for private funding in Cleveland, OH. Could some recommend some local private lenders? Could you give me some rates and terms that are acceptable? Any advice is well appreciated. Thanks.

Congrats on starting your investment doing the house hack. I am also newer to investing (a couple flips). I do not feel a 10 unit is overly aggressive but all depends on your specific situation. I would suggest doing a lot of research and get a good network in place before you make the move. I tried to purchase a apartment last year and had problems with getting financing. There is a large amount of information and experienced investors on this site who are willing to help. I have been told to attend the Great Lakes REIA meetings and plan on it.
