@Chris Gibbons if you are looking to put a syndication together, you don't need a license, you need a security attorney! If you are looking to be a broker dealer, then yes you will need a license.

@Account Closed cold calls? How do you know they have a problem? How do you figure out they are motivated or not? 

It's great that you are cold calling for leads. But don't sell anyone over the phone especially when you are asking them to sell you their houses. Your job is to set an appointment and go meet them, if not then at least schedule another call. 

Back to your question, don't push people to sell to you. If they want to do it, they will!

@Horace Andrews, how did you find the first deal? My personal opinion is that you do marketing for lead gen and not buy any fancy program.

@Patrick Stager, I think you should pick a lane and start reading, learning all about it. If you think your skill set fits the BRRR method most, then start there. Or if you don't want to get your hands dirty, then buy a few turn key rentals. Just pick one strategy and learn all about it.

@Leslie Mangrum: Online payments are best. Then cashier check or money order are next. If you handle the payment yourself and it's your property then I think cash is ok (but still prefer not to).

That's short of thin. Like @Greg Dickerson said, unless you are absolutely sure about your repair budget, $17K is a little risky.
