@Gardy Saturne, just to clarify, the investor wanted to use your credit profile to get 90% LTV on the flip? So the lender would allow this venture to get up to 90% of the purchase price and 90% of the fix-up?

Also how well do you know the investor?

@Julio Velazquez, it's true people will always qualify you because they don't want to waste their time. And that's fine. You just tell them exactly where you are at in the process, and what you are looking for. If they want to work with you then they will. If not, move on to the next one.

@Julio Velazquez, as Abel said, you won't need attorney and accountant until further down the road. It's good to seek counsel before you need them. So, in your case, if you merely want to vet someone to be considered as part of your future team, then go for it. Otherwise, you are better off waiting.

@Latisha Major, one of the hurdles that you will encounter with this model is that the landlord might not like you running an AirBnB business out of your rental. This is not to say that you cannot do it. It's still a good investment if you can come to some agreements with the landlords.

@Account Closed the easiest way for you to get in contact with the owner is just picking up the phone and call. If you don't want to call, send the owners some letters. If the owners are local, your goal is to meet them in person and find out why they have those properties boarded up. While at the meeting, find out their motivation and see if you could work out some offers that suit their needs.

So you found the listing as a FSBO on Zillow but the property was listed on the MLS? Could you clarify?

If it were truly a FSBO property, and you've found the owner's address, why not send a letter to the owner? Or if you have the phone number, try cold calling the seller to see.
